Professional Roof Repairs in Vancouver & the Lower Mainland
From minor roof damage to persistent leaks, Apex Property & Roof Restorations provides professional roof repair services to help protect your property from further damage.
Your roof does a lot of quiet work. In Vancouver, it spends much of the year shedding rain, sitting under damp tree canopies, and standing up to winter wind. When a small part of it fails — a lifted shingle, a cracked vent boot, a gap in the flashing — water finds its way in, often long before you see a stain on the ceiling.
Apex Property & Roof Restorations repairs residential roofs across Vancouver and the Lower Mainland. We start with a proper look at the roof, explain what we find in plain language, and recommend the repair that makes sense for the age and condition of your roof. The goal is simple: stop the problem, protect the structure underneath, and help your roof keep doing its job.
Common roofing problems we see
Roof leaks and water intrusion
Drips, ceiling stains or damp attic insulation usually point to a failure somewhere above — not always directly over the stain.
Missing or damaged shingles
Wind, age and debris can crack, curl or remove shingles, exposing the underlayment to rain.
Loose or deteriorated flashing
Flashing around chimneys, walls, skylights and valleys is a common source of leaks when it lifts, rusts or loses its seal.
Wind and storm damage
Strong winter storms and falling branches can tear or dislodge roofing in a single night.
Worn roof penetrations
Plumbing vents, exhaust vents and other penetrations rely on boots and sealants that break down with time and UV exposure.
Age-related wear
Granule loss, brittle shingles and localized deterioration often appear first on the most exposed slopes.

Repair or replace? An honest assessment
Many roofs can be repaired successfully — especially when the problem is localized, such as a damaged section, a failed vent boot or deteriorated flashing, and the rest of the roof still has life in it.
That said, not every roof can or should be repaired. If shingles are failing across multiple slopes, the decking is soft, or leaks keep appearing in different places, repeated repairs may not be good value. When that's the case, we'll tell you plainly so you can plan accordingly. Our recommendation is always based on what we actually see during the inspection.
Why timely repairs matter in Vancouver's climate
Vancouver's long wet season means a small opening in a roof rarely stays small. Persistent moisture can soak underlayment, rot roof sheathing, saturate insulation and lead to mould in the attic. Addressing damage early is usually far simpler — and less disruptive — than dealing with the water damage that follows.
Roof repairs across the Lower Mainland
We repair roofs on homes throughout Vancouver, Burnaby, Richmond, the North Shore, the Tri-Cities and South of Fraser communities. Tree cover, coastal wind exposure and heavy rainfall vary from neighbourhood to neighbourhood, and we take those conditions into account when assessing your roof.
