Professional Roof Cleaning & Moss Removal in Vancouver
Moss, algae and debris thrive on Pacific Northwest roofs. We remove them using careful, material-appropriate methods that help maintain your roof's condition.
Few places grow roof moss quite like the Lower Mainland. Mild temperatures, frequent rain and shade from evergreens give moss and algae ideal conditions to spread across shingles — especially on north-facing slopes.
Left alone, that growth holds moisture against the roof surface, lifts shingle edges, and channels water where it shouldn't go. Apex Property & Roof Restorations provides roof cleaning and moss removal that improves your roof's appearance and supports good roof maintenance, using techniques chosen for the material and condition of your roof.
What builds up on Vancouver roofs
Moss buildup
Moss grows between and under shingle tabs, lifting edges and trapping water against the roof.
Algae and organic growth
Dark streaks are commonly algae, which discolours shingles and signals persistent moisture.
Leaves and debris
Needles and leaves collect in valleys and behind chimneys, slowing drainage and feeding new growth.
Dirt and discoloration
Grime and staining make a roof look older than it is and dull the look of the whole home.
Moisture retention
Anything that holds water on the roof surface accelerates wear on roofing materials.
Blocked drainage
Moss and debris washing off the roof often end up clogging gutters and downspouts.

What We Do
How we clean roofs

Algae and streak treatmentTreatments to address algae staining where appropriate for the roofing material.
Debris clearingClearing valleys, behind chimneys and other areas where organic material collects.
Condition notesWhile cleaning, we keep an eye out for damaged shingles, flashing issues or other repairs worth knowing about.

Visible green moss, especially on shaded slopes
Dark streaks or blotches across the shingles
Moss or granules washing into gutters
Debris piling up in valleys or behind chimneys
Shingle edges lifting where moss has grown underneath
What to expect when you work with Apex Property & Roof Restorations

04
Report back
If we notice anything that may need repair, we'll let you know rather than ignore it.
Why we don't blast asphalt shingles
Aggressive high-pressure washing can strip protective granules from asphalt shingles, force water under the shingle tabs and shorten the life of the roof. For that reason, we don't recommend it for asphalt roofs.
Instead, the cleaning method has to suit the roof's material and condition. A newer asphalt roof, an aging cedar roof and a concrete tile roof all call for different care. Part of our job is choosing the gentlest approach that achieves a good result.
When a roof needs repair instead of cleaning
Sometimes, removing moss reveals shingles that are already cracked, brittle or missing, or flashing that has failed. Cleaning won't fix those problems. If we find damage, we'll explain it and, if you'd like, quote the necessary roof repairs separately.
The benefits of routine maintenance
Regular roof cleaning keeps your home looking cared for, helps water drain freely, reduces debris in gutters and gives you a chance to catch small problems early. For many Lower Mainland homes, periodic cleaning is simply part of looking after a roof in this climate.
Moss removal across Vancouver & the Lower Mainland
Heavily treed neighbourhoods on the North Shore, in Burnaby and in parts of Coquitlam and Maple Ridge often see faster moss growth. We clean roofs throughout the region and tailor the approach to each property's exposure and tree cover.
