Parging is the cement-based coating applied to the exposed portion of a foundation wall — the band of concrete or block you see between the ground and the siding. It gives the foundation a smooth, uniform finish and adds a protective layer against the weather.
Over time, parging can crack, peel and crumble, especially where moisture is present. Apex Property & Roof Restorations repairs parging on homes across Vancouver and the Lower Mainland, restoring a clean, consistent finish that improves the appearance of your home's base.
Common parging problems
Cracked parging
Hairline and wider cracks appear as the coating ages or the substrate moves.
Peeling or flaking
Sections lose their bond and begin to delaminate from the wall.
Crumbling surface
Weathered parging can soften and break away, exposing the foundation underneath.
Deteriorated coatings
Old finishes look patchy and discoloured, dragging down the look of the home.

What to expect when you work with Apex Property & Roof Restorations
01
Inspect the foundation finish
We assess the extent of the damage and look for signs of underlying moisture or movement.

Apply new parging
New material is applied and finished to a consistent texture.
04
Advise on causes
If we notice drainage or moisture issues contributing to the damage, we'll point them out.
What is parging and why does it deteriorate?
Parging is a thin cementitious coating. Because it sits right at ground level, it's constantly exposed to splashback, ground moisture, and the occasional frost. Water behind the parging, poor bonding during original application, or slight movement in the foundation can all cause it to crack and delaminate.
Repair, or more extensive preparation?
Small cracks and isolated damaged areas can often be repaired locally. When parging is failing across large areas or isn't bonded to the wall, the old material may need to be removed and the surface properly prepared before new parging is applied.
It's also important to identify any underlying moisture or movement problems. If water is consistently getting behind the parging, new coating alone may not last.
Important: parging is not waterproofing
Ordinary parging improves appearance and provides a protective surface layer, but it is not a substitute for a proper foundation waterproofing system. If you're dealing with basement leaks or water entering through the foundation, that's a different problem requiring a different solution.
